Pristine condition Steinway Model L.

History: My wife took piano lessons as a child and her father, a Korean war veteran, was sick most of her life so practicing and playing in the home was limited. When he died in 1993, her mother took the proceeds from his insurance policy and spent all of it on this piano and gifted it to my wife. It has been in our family ever since. After downsizing homes we can no longer fit it which is why it is being offered for sale. Every piano tuner that has worked on it has remarked that "it is the best sounding Steinway they have ever heard." All original paperwork, warranty certificate, etc available.

At your request, Miller Piano Specialists has completed an inspection and market value assessment of the following instrument:

This assessment reflects the professional opinion of Miller Piano Specialists based upon inspection of the instrument, current market conditions, and our experience in the sale and service of pianos.

Condition Assessment:

The piano was found to be in excellent overall condition for its age. Inspection revealed only minor wear
consistent with normal use and ownership.

Key observations include:

• Action components are functioning properly, are in reasonable regulation, and exhibit only normal wear patterns consistent with age.
• Hammers show below average wear for the age, and remain in very good, serviceable condition.
• Tone quality is strong and balanced throughout the instrument.
• Bass and treble strings are in excellent condition with little to no visible corrosion.
• No evidence of structural concerns was observed during inspection, including soundboard cracking, rib separation, rim delamination, bridge failure, or pinblock instability.
• Cabinet condition is above average overall, showing less wear than typically expected for an instrument of this age.
• Minor cosmetic damage was noted on the left and right arms of the piano. These blemishes appear to be readily repairable through routine cabinet touch-up and do not materially affect the instrument's performance or value.

In our professional opinion, the instrument represents an above-average example of a mid-1990s
Steinway Model L, and has been maintained in a manner consistent with preserving both its musical performance and market desirability.

Market Value Opinion:

Based upon the piano's age, condition, current market demand, and recent observations of comparable Steinway grand pianos offered for sale through established piano retailers, we estimate the following values:

Estimated Retail Showroom Value:
$40,000-$45,000

Estimated Private Party Market Value:
$25,000–$30,000

The retail showroom value reflects a typical selling price through a reputable piano dealer following
inspection, preparation, regulation, tuning, and warranty support. The private party value reflects an expected transaction range between individual buyers and sellers without dealer services or warranty protections.

Replacement Cost Estimate:

The Steinway Model L is no longer in production. The closest current production equivalent is the
Steinway & Sons Model O grand piano.
As of the date of this assessment, the manufacturer's suggested retail price (MSRP) for a new Steinway Model O is
